A former livestock grazing farm in a town which has recorded the highest jump in house values in the latest CoreLogic real estate data is being carved up into a new residential subdivision.
The 27 hectare gently undulating countryside farming block in Wellsford just north of Auckland wraps around the current northern edge of township, and is planned to be opened up in several stages over the coming two years.
The new subdivision is adjacent to Rodney College and is to be known as Wellsford Country Estate. In the CoreLogic real estate statistics for the April–July quarter this year, Wellsford recorded the highest growth in land capital values – rising 3.4 percent.
Stage One of the Wellsford Country Estate subdivision will see 21 residential sections developed, with sizes ranging from 606 square metres to 958 square metres, with building platforms up to 557 square metres providing plenty of room for all home requirements.
Prices for the first tranche of bare sections start at $279,000, with full house and land packages on offer starting at $576,000 for a three bedroom dwelling
Sections within the stage one allotment are being marketed for sale by Bayleys Warkworth. Salesperson John Barnett said a ‘buyer friendly’ three-phase payment programme had been formulated to provide certainty and a safe investment for all buyer types whether they are first home buyers, investors, builders or home-buyers looking for somewhere to call home.
The staggered option involved a five percent deposit, a further five percent due at the end of the year when resource consent had been granted for the first batch of sites, with the remainder of the sale price to be settled in December next year when official titles would be issued for the subdivided sections.
Mr Barnett said excavation groundworks on creating Wellsford Country Estate were scheduled to begin in October - with roads, lighting, and all utility services installed, built and laid over the ensuing year.
The flat to gently undulating land will have access roads built off Totara View Road, Tomas Road and El Hama Road. This will allow residents to have easy access to primary and secondary schools, as well as the planned cafes, restaurants, an early childcare facility and supermarket.
“As the pressure has gone onto Auckland’s housing supply, purchasers have started looking for more affordable quality living opportunities outside of Auckland,” said Mr Barnett.
“Wellsford’s growth is not a surprising statistic really - given it is sitting right on Auckland’s backdoor. We believe this new residential development will only reinforce this growth further for those who take advantage of this opportunity.”
Mr Barnett said the pending extension of the current Puhoi express highway route further north - firstly to Warkworth and then onto Wellsford – would eventually shorten travelling times to and from Auckland considerably…. ultimately developing Wellsford as Auckland’s northernmost satellite town.
