Original farm homestead villa on lifestyle block is placed on the market for sale

The character four-bedroom, two-bathroom residence near Paeroa is situated on some 5,000-square metres of peaceful rural land and contains many interior design elements from the turn of the last century – including native timber ceiling beams and window frames, while an elegant large, covered veranda overlooks the front lawn and entrance driveway.

The home was built for the Morrison family, who were one of the first farming families in Paeroa. Morrison family descendants still live in and around Paeroa – including former Hauraki District Council Mayor, Basil Morrison, who was the first Mayor when the Hauraki District Council was formed and held the mayor’s role for 15 years.

Sitting on a level rectangular-shaped section down a private road, the rural lifestyle residence at 478 Ferry Road in Hikutaia is being marketed for sale at auction on November 17 through Bayleys Ngatea. Salespeople Karl Davis and Lee Carter said the comfortable and well-maintained 232-square metre homestead combined modern fittings and living with classical heritage style.

“Clad with native timber weatherboards, this attractive single-level home was the surrounding property’s original farm homestead – which, over the years, has undergone a high level of upkeep and renovations to make it a beautiful family home,” said Davis.

“Inside, stunning high stud ceilings and sash windows are original features that have been retained. Three double bedrooms and an exceptionally large master bedroom with ensuite means there is plenty of space, which is perfect for the whole family.

“The large U-shaped kitchen packed with modern cooking appliances also features a walk-in pantry which is ideal for additional storage. Off the kitchen within the home is an open space in which the dining and lounge spaces are located – making this area the free-flowing hub of the home.

“Meanwhile on the other side, the kitchen overlooks the swimming pool and deck – which can be viewed via two large bay windows, with the Coromandel Ranges as a backdrop – a great view while doing meals or watching the kids have fun in the pool while reading a book.”

All the home’s bedrooms have high-stud ceilings and are carpeted. The dwelling also has an office, as well as a laundry. Davis said that as a former farm homestead, the dwelling had no immediate residential neighbours – delivering unparalleled privacy and solitude in a rural setting.

Year-round seasonal comfort indoors at the Hikutaia home is sustained by multiple panel heaters throughout the living areas, a Masport wood-burner, and a heat transfer system, along with heated flooring in the two bathrooms. Batts insulation has also been installed in the ceilings and underfloor.

Carter said the rear of the home consisted of a large wooden deck overlooking an in-ground swimming pool. Befitting of an easy-care lifestyle address, the property also comes with a large implement shed with open bays and a lockable room, as well as a detached double car garage with tilt door.

“There’s so much flat lawn space around the home’s perimeter that any new owner could look at expanding the alfresco amenities off the rear deck and swimming pool or create an artificial grass or hard surface tennis court, a cricket wicket, or a pétanque court,” Carter said.

“Alternatively, there is ample space for grazing a couple of sheep, installing a chicken run, or planting an orchard or vegetable garden.”

The home’s water supply is on a metred council supply, and septic tank for waste. The home also has access to decent rural internet.

Paeroa, some 13-minutes’ drive away, is one of the Waikato region’s most prosperous towns – espousing its marketing slogan as: “The Best Little Town in the Middle of Everywhere.”

Paeroa is known for multiple tourism and recreational attractions – including being almost equidistant between Auckland and Tauranga, the giant L&P bottle in its main street, the Maritime Park and Museum, the Karangahake Gorge, and the Hauraki Rail Trail which is regarded as one of New Zealand’s best short trail rides, and averages more than 12,000 visitors a month during the peak summer season.
