Space sets the standard in Bannockburn

A landmark Bannockburn property combines an established residential consent with scale and flexibility to support premium development or an expansive private estate, Bayleys brokers say.

Bayleys South Island Capital Markets director, Jesse Paenga, together with colleagues William Wallace and Henry Napier, is marketing the freehold parcel for sale by deadline, closing 4pm, Thursday, 22nd October 2026 (unless sold prior).

Offered to the market for the first time in nearly 50 years, the 25.95ha (more or less) site spans two titles and is zoned Large Lot Residential under the Central Otago District Plan.

Resource consent has been granted for 20 residential sections across part of the property, together with reserve land and supporting access infrastructure.

Paenga says the consent establishes a valuable development pathway while preserving the scale needed to create a residential environment led by landscape, architectural quality, and privacy.

“This is not a conventional subdivision proposition. Its value lies in delivering a limited collection of high-quality homes within a substantial landholding, using space, outlook, and Bannockburn’s natural character as the defining features.

“The consented scheme provides a foundation from which a developer could coordinate architecture, landscaping and the wider residential environment, creating a cohesive address appropriate to its setting,” he says.

The property may also appeal to private purchasers seeking an extensive Central Otago holding, with the consent providing flexibility to undertake development immediately, stage delivery over time or retain the land for longer-term use.

Paenga says that flexibility is particularly relevant as growth places greater pressure on well-located land throughout the district.

Central Otago’s population increased 12.7 percent between the 2018 and 2023 censuses, twice the national growth rate of 6.3 percent. The Cromwell Spatial Plan was developed around projections that the town’s population could double by 2050.

Bayleys Queenstown development sales specialist, Henry Napier, says this expansion is strengthening Cromwell’s role as a residential, commercial and service centre while sharpening the distinction between land suited to conventional housing supply and places capable of sustaining a premium, landscape-responsive proposition.

“Bannockburn serves a particular part of the market. Buyers are drawn by its openness, heritage and established viticultural identity, together with convenient access to Cromwell and the wider Central Otago Lakes region.
“Cromwell’s expansion is increasing the need for housing, but it is also creating greater segmentation within the market. Located immediately south of Cromwell, the property is surrounded by vineyards, cellar doors and historic gold-mining landscapes. Lake Dunstan, the Bannockburn Sluicings Historic Reserve, Carrick Range and regional cycle trails contribute to its permanent-resident, second-home and retreat appeal.

Napier says the relatively limited number of consented sections allows future ownership to take a considered approach to the land.
