Tauhara investment offers income and upside

A prominent corner position in Taupō’s established Tauhara industrial precinct places a fully leased investment at the intersection of the area’s trade and service activity, combining exposure to two main streets with income from five businesses.

Prominent 4,042sqm corner site in Tauhara

The 4,042sqm (more or less) freehold property at 56 Mānuka Street fronts both Mānuka and Miro streets, providing a visible base for occupiers serving local customers and the wider central North Island.

Taupō property offered for sale by tender

Bayleys broker Lucy Baxter is marketing the property for sale by tender, closing at 12:00 pm on Wednesday, 2nd December 2026 (unless sold prior).

Five tenancies generate $166,012 net annual income

Approximately 1,451sqm of buildings accommodate engineering, automotive, security and professional services businesses, returning net annual rental income of $166,012 plus GST with a weighted average lease term of 2.36 years.

Baxter says the corner position gives the property relevance beyond its current tenancy mix, combining visibility valued by customer-facing businesses with the connectivity trade and industrial operators require.

“For businesses that both service customers and move goods, location must perform several jobs. Exposure helps customers to find them, proximity to other trade businesses supports supplier and customer relationships, and road connections extend their operating reach.

“At Mānuka Street, those attributes support the existing mix of occupiers while giving an owner a useful foundation for future leasing decisions. The investment value lies partly in how many different business requirements the location can serve over time.”

Road links support local trade and freight movements

Miro Street runs through the industrial area, linking Crown Road with Tauhara Road, while connectivity to State Highway 1 supports travel and freight movements beyond Taupō.

Multiple tenancies spread investment income

Baxter says the tenancy configuration also fits a market in which businesses are weighing accommodation requirements carefully.

Bayleys’ Q3 2026 Industrial market update notes more deliberate occupier decisions, with businesses assessing how location, size and functionality support their operations.

“Here, five tenancies ranging from approximately 112sqm to 625sqm accommodate different business requirements within one property. For an investor, that provides exposure to several occupiers and activities, with income spread across the tenancies.”

Occupiers comprise local marketing agency Ninetyblack, mechanical service provider Fleet Maintenance & Repairs, security firm Rusec, an engineering firm and a machinery supplier. CPI and market rent review provisions vary across the leases.

Current lease terms expire between 2027 and 2030, with renewal rights potentially extending occupation through to 2034.

Infrastructure investment supports Taupō industrial growth

Investment in its electricity network is reinforcing Taupō's capacity for industrial expansion. Completed in early 2026, Unison’s Taupō East Substation provides additional capacity to support industrial growth in northern and central Taupō, strengthening the infrastructure businesses need to establish and expand.

Baxter says that investment provides useful context for assessing established industrial locations.

“As Taupō grows, established precincts like Tauhara provide a base for the engineering, maintenance and trade businesses needed to support a larger local economy.”

Buildings offer refurbishment and redevelopment potential

Originally constructed around 1964 and extended over time, the buildings offer a purchaser scope to assess strengthening and refurbishment alongside the site’s longer-term redevelopment potential.

“Purchasers can assess the property’s income and capital requirements together, with its established industrial position providing a clear starting point for planning its next phase,” Baxter says.
