A large vacant office-and-warehouse facility for sale or lease is tipped to attract interest from major operators seeking an opening in a sought-after Mangere Bridge industrial location.

The more than 1.2-hectare freehold site for sale or lease on Mahunga Drive is available for occupation. This presents opportunities for owner-occupiers, add-value investors and tenants seeking to establish their business in a proven, well-connected location beside Auckland’s Southwestern Motorway.

The versatile facility offers a strong balance of functional high-stud warehouse space and quality offices and amenities in buildings spanning some 5,648 square metres, supplemented by a large yard and plenty of parking.

The land and buildings at 59 Mahunga Drive are now being marketed for sale or lease by James Valintine, James Hill and Sunil Bhana of Bayleys South Auckland.

The property is being offered via a deadline private treaty process which will close on Tuesday 9 December, unless it is sold or leased earlier.

“Positioned in the heart of Māngere Bridge’s established industrial precinct, the Mahunga Drive site offers a substantial facility well suited to a variety of manufacturing, distribution, and head office uses,” Valintine said.

“Built in 1985, and well maintained since, its mix of operationally efficient warehouse space and good quality office accommodation spells versatility for new occupiers,” he said.

More than 1,800 square metres of offices, plus amenities, front Mahunga Drive, while the main warehouse spanning some 3,657 square metres sits to the rear with excellent access and operational efficiency.

Hill said the warehouse’s six to eight-metre stud height gave it a cubic capacity that could accommodate various industrial operations at significant scale.

“Three roller doors along the southern elevation enable flexible goods movement, while yard and parking areas along the southern boundary provide plenty of space for containers and staff vehicles. Further parking at the road front supports convenient office access.

“Around half of the office area has been refurbished to a high standard, with further ready for upgrade. A modern kitchen and cafeteria open on to a private courtyard, giving staff an attractive breakout space,” said Hill.

Bhana said the sought-after and well-connected Mangere Bridge location was a key selling point for commercial and industrial operators.

“It’s for good reason that this is a coveted precinct hosting a diverse range of local, national and international occupiers, where opportunities like this are rare.”

Zoned Business – Light Industry under Auckland’s unitary plan, the site for sale is surrounded by a mix of light-industrial and commercial properties and residential housing, reflecting the area’s growing appeal for a variety of businesses.

“Businesses here enjoy a location around 20 minutes’ drive from Auckland’s city centre, with handy access to major arterials, Auckland Airport, the Onehunga Town Centre, and the Ports of Auckland via the Southwestern Motorway,” Bhana said.
