Woolston industrial investment for sale

Lot-1,-30-Barton-Street,-Woolston,-Christchurch---hero.jpg

As investors compete for a limited supply of large-scale industrial assets in Christchurch, a substantial Woolston property offering secure long-term income and a specialised occupier has been brought to market.

Purpose-built facility on an 8,130sqm site

Lot 1, 30 Barton Street comprises a circa-8,130sqm freehold site zoned Heavy Industrial, with a purpose-built 2,078sqm manufacturing facility incorporating warehousing, offices and staff amenities plus a sealed yard.

Specialist biotechnology occupier anchors investment

The property is leased to Tertiary Extracts Ōtautahi, a Christchurch-based biotechnology and advanced manufacturing business that produces high-value protein and bioactive ingredients from sheep industry by-products for the health and wellness sector. The Woolston facility supports the company's research, development and commercial manufacturing operations.

Seismic strength supports investment appeal

The facility has undergone substantial investment to support the tenant's specialist operations, providing investors with a purpose-configured asset that has become integral to the business. Additionally, strong seismic credentials, with all buildings assessed at a minimum of 67 percent of new building standard, provide reassurance for both investors and lenders while enhancing the property's long-term appeal as a bankable industrial investment.

Long-term lease could extend to 2061

Tertiary Extracts Ōtautahi has a 10-year lease which commenced on 31 January 2026, with two further 10-year rights of renewal and a final five-year renewal option, extending potential tenure through to 2061.

Net annual income of $360,000

The property returns net annual income of $360,000 plus GST and outgoings, with market and CPI-based rental growth mechanisms embedded within the lease structure.

Woolston location connects with key freight routes

The property occupies a strategic position within Woolston's industrial hub, providing efficient connections to Ferry Road, State Highway networks and key freight routes servicing Christchurch's wider industrial economy. The Heavy Industrial zoning provides flexibility for intensive industrial activity and supports the long-term viability of the site.

Property offered by deadline private treaty

Jesse Paenga, Murray Madgwick and William Wallace of Bayleys are managing the sale of the property, with the deadline private treaty campaign closing Thursday 26 November, unless sold prior.

The combination of scale, building functionality and long-term income security is becoming increasingly difficult to replicate in Woolston's constrained industrial market, says Paenga.

"There is very little opportunity to secure investment property in this part of the city. Industrial owners tend to hold assets for the long term and available stock remains limited on this side of Christchurch."

He says the length of the lease and the occupier's investment in the property provide a compelling foundation for investors.

"The tenant has invested significantly in its operation, and the facility has become integral to its manufacturing process. That will give buyers confidence in the tenant's long-term presence and the security of the income.

“The asset’s seismic credentials are another significant strength in a market where building performance remains firmly in focus for investors and lenders.”

Port investment strengthens eastern industrial corridor

Paenga says the green light for a new deepwater wharf and container terminal at the Port of Lyttelton reinforces the strategic importance of Christchurch's eastern industrial corridor.

“Increased freight capacity and ongoing infrastructure investment are expected to support long-term demand for industrial property in established locations such as Woolston, where land supply remains constrained.”
