Healthcare investment puts growth needs in focus

A purpose-built community health centre fully leased to Health New Zealand-Te Whatu Ora presents investors with secure income underpinned by essential-service use and the growing healthcare needs of Auckland’s expanding northern catchment, Bayleys brokers say.

Bayleys Auckland Metro director Tommy Zhang, together with colleague Ben Clare, is marketing the freehold 4,322sqm (more or less) site at 136 Whangaparāoa Road for sale by tender, closing at 2:00 pm on Thursday, 22nd October 2026 (unless sold prior).

Zhang says healthcare property is increasingly assessed through the combined lenses of income security, demographic demand and the difficulty of delivering specialised facilities in established urban areas.

“Healthcare property derives much of its resilience from the relationship between the occupier and catchment. As the Hibiscus Coast grows and ages, demand for locally accessible health services increases, strengthening the operational relevance of an established facility and supporting its long-term importance beyond the current lease term,” he says.

Census data shows the Hibiscus Coast’s population rose 46 percent in the decade to 2023, with recent debate over further development highlighting the importance of ensuring transport, healthcare and other community infrastructure keep pace.

That requirement is particularly relevant on the Hibiscus Coast, where continued development around Red Beach, Silverdale and the Whangaparāoa Peninsula is adding to an established population that includes a significant concentration of older residents.

Six retirement villages and care homes are located within one kilometre of the subject property, including Bupa Northhaven Care Home, Metlifecare’s Hibiscus Coast Village and Gulf Rise, Vivid Living Red Beach, CHT Halldene and Arvida Peninsula Club.

Prominently positioned on Whangaparāoa Road, the centre is accessible from across the peninsula and benefits from exposure to one of the area’s principal arterial routes.
